Mixing things up in the Cotswolds

Eighteen months ago (and following a negative pre-application response) we were the fourth planning consultant asked for their opinion on whether an isolated pair of traditional semi-detached dwellings within the Cotswolds AONB could be detached to create two larger detached homes which were more conducive to family living and more suitable to their own extensive plots.

With the applicant having received opinions of doom and gloom from other Planning Consultants, we undertook an initial comprehensive appraisal which determined that an avenue did exist using a strategic multi-staged approach which opened up the site to allow the final application to incorporate a fall-back position and benefit from positive PINS decisions which supported the case and allowed the principle of the development to break away from otherwise restrictive policy. A positive determination has now been received under Delegated Powers.
